Using a Land Trust to Buy Real Estate in Asheville

Filed under: Asheville real estate news.For several years, I have advised my clients in commercial and some residential purchases to consider the use of land trusts as a means of purchasing real estate. I recently came across a great article that summarizes some of the reasons a land trust would be a very powerful tool for real estate investors to explore when buying property.
According to the article by William Bronchick, Esq., a land trust is a revocable, living trust used specifically for holding title to real estate. Each property is titled in a separate trust, affording maximum privacy and protection.
Here are his reasons to use land trusts:
- Privacy
- Protection from Liens
- Protection from Title Claims
- Discouraging Litigation
- Protection from HOA Claims
- Making Contracts Assignable
- Making Loans “Assumable”
